Selection Criteria

Please read this selection criteria carefully before paying for an application to one of our properties.

Criteria

  • All anticipated occupants 18 years of age or older must fill out a separate application & screening.
  • At least one occupant must view the inside of the property prior to submitting an application. Submit proof of verifiable income and a government issued identification.
  • Applicants combined gross monthly income must be equal to or greater than three (3) times the amount of the monthly rent.
  • Pets may be approved at the owners discretion and are subject to additional deposits.
  • Special requests must be submitted in writing with the completed application

Application

To complete this rental application you must be prepared to provide the following:

  • Identification: State issued photo ID or government issued ID.
  • Proof of income: Must provide your three most pay stubs or bank verification. If you have just started a new job an offer letter from your employer will be required.
  • Proof of Income for Self-Employed: Must provide your most recent tax return, three months of bank statements and a P&L statement, if needed.
  • Rental Reference: Must have a rental reference from your current landlord.
  • Completed Petscreening- This must be filled out regardless if you have a pet or not.

Approval

Approval will be based on the following:

  • Satisfactory employment and income verified: must be three times the monthly rent amount.
  • Satisfactory credit score: household must be a combined average of 575 or higher.
  • Satisfactory criminal background & eviction reports.
  • Satisfactory rental reference.
  • Satisfactory pet screening approval.
