We are not a traditional management shop charging less for the same process. The fee is flat because the work is done differently — software and vetted vendors carry the load that headcount carries elsewhere.
Every prospect is identity-verified against a government-issued photo ID before they get access, and every entry is logged — who came in, when, and for how long. Because tours are not rationed to weekday afternoons, people come when it is actually convenient: evenings, weekends, same day. More showings means more applications, and more applications fill the property faster.
Move-in, move-out, and periodic inspections are captured room by room with timestamped photos and written condition notes, filed straight to your portal. That record is what wins security deposit disputes — and it costs a fraction of sending someone out with a clipboard and a notepad.
Residents report issues at any hour through the portal or by phone. Requests are triaged and troubleshot on intake, then dispatched to a vetted vendor — no waiting for an office to open, and no after-hours answering service adding a markup to the bill.
Financials, work orders, vendor invoices, inspection reports, and lease documents update as things happen — not in a PDF at the end of the month. Fewer status calls for us is exactly why the fee can stay flat for you.
To be straight about it: this model is built for efficiency, not for hand-holding. If you want more of a white-glove service — accompanied showings, more frequent on-site visits — we offer that. It is priced separately, because it genuinely costs more to deliver and we would rather quote it honestly than bury it in everyone else's monthly fee.

Do you charge a percentage of rent?
No. Our Core Plan is a flat $149/month regardless of what your property rents for. Your rent increases stay in your pocket.
What if I already have a tenant?
We onboard existing tenancies seamlessly. We audit the lease, reconcile the deposit, and set up the system — one-time onboarding fee of $249 per unit.
Why don't you do in-person showings?
Because escorted showings are the bottleneck that keeps units vacant, and vacancy costs you far more than a showing agent would. Our prospects are identity-verified against a government-issued photo ID, and every entry is logged with a timestamp — a better audit trail than an agent's memory. From there they tour when it suits them rather than waiting three days for a Tuesday 2pm slot, so we get more showings on the calendar and the unit fills faster. Here is exactly how it works. If you want accompanied showings, we offer that as a separately priced service.
