Lease Management & Renewals
Lease execution, renewals, and enforcement are all included — no per-renewal fees. We prepare renewal offers, negotiate terms, and keep lease documents current.
Owner Reporting & Accounting
Monthly owner statements, year-end 1099 package, and 24/7 portal access. Every transaction itemized and transparent.
Landlord-Tenant Law Compliance
Delaware and Maryland have specific requirements around security deposits, notice periods, habitability standards, and eviction procedures. We stay current and keep your properties compliant.
Eviction Management
If it comes to it, we manage the eviction process — notices, filings, and coordination with legal counsel — and begin re-marketing the unit immediately.

Flat fee, not a percentage
Most managers take 8–12% of collected rent. On a $1,800/mo unit that's $216/month — for the same work we do for $129. And our fee never goes up when your rents do.
No repair markups
Many managers add 10–20% on top of vendor invoices. We charge a flat $35 coordination fee per work order and pass the vendor invoice through at cost.
