Annual Property Inspections

Interior inspections conducted annually to document property condition, identify maintenance issues early, and verify lease compliance.

Lease Management & Renewals

Lease execution, renewals, and enforcement are all included — no per-renewal fees. We prepare renewal offers, negotiate terms, and keep lease documents current.

Monthly owner statements, year-end 1099 package, and 24/7 portal access. Every transaction itemized and transparent.

No repair markups

Many managers add 10–20% on top of vendor invoices. We charge a flat $35 coordination fee per work order and pass the vendor invoice through at cost.
